RJC Engineers was retained as the energy consultant for The Wilfred, a four-storey wood-framed mixed use development.

RJC’s role was to demonstrate compliance to the requirements of Step 3 of the BC Energy Step Code.

Several Energy Conservation Measures (ECMs) were developed to meet the energy requirements, including high performance roofs, high performance wood-framed exterior walls (R-22+ Effective), high performance concrete exterior walls (R-16+ Effective), high performance double-glazed windows for residential spaces (U0.25 SHGC-0.4), and high performance triple-glazed storefront windows for commercial spaces (U0.25 SHGC-0.25).

Other ECMs included an air-tight design for the building enclosure through enhanced air barrier commissioning (0.1 L/s/m2 at Operating Pressure for Residential Portion), reduced lighting power density in all common areas and the parkade, an energy recovery ventilator for all suites and commercial spaces, and a gas-fired condensing water heater for the domestic hot water system.

A comprehensive thermal comfort analysis was also performed to align with the requirements of ASHRAE 55-2010 and the City of Vancouver’s Energy Modelling Guideline.

The window schedule was modified to assure occupant thermal comfort and effective natural convection through the suites.
